Let me show you my Verdigris Property. Specifically Lot 3 Block 5 of Cottonwood Hill Addition located South of Claremore - OK and Northeast of Tulsa, about 2 miles Northeast along Highway 66 from the Verdigris River Navigational Channel.
Much of the lot is already landscaped, however, many enhancement will be added in preparation of the house construction. It will utilize the cool spring water in the nearby lake to cool the house and irrigate the lot inexpensively with solar and wind power.
Major excavation has taken place on the lot and the subdivision is well established. This lot has over 170 feet of lake frontage and direct access with over 20 feet of access onto new golf course and a South facing slope down to the water's edge for optimum solar design of the dug out portion for the lower level of the proposed house.
The topsoil was stock piled and distributed to the entire lot with the native grass well established now. A circular teardrop shaped drive has been constructed at the level of the connecting street with a landscape mound in the center with two nice tall Pines Trees on the mound with topsoil in place and 6' deep for future quality growth.
Utility conduits are in place that run all the way to the foundation "dig out" for connection to Sanitary Sewer, electrical, natural gas, cable TV, Internet, and telephone. Natural rock, both large and small is partially stockpiled for future use on the house and for landscape features. A beachfront level area has been prepared and winding road down to the water. An 18-inch diameter 20-foot long heavy-duty reinforced concrete driveway pipe is in place with natural rock hand placed rock headwalls. Other features include a mailbox and grassed areas and drainage provisions are in place.
The design of a 3-level house in 3-D drawing format is available and in progress showing a four-car drive through completely enclosed attached garage with over 300 feet of extra storage with doors at entrance and exit. Solar decks and silo with central access to all utilities including the fireplace enhanced heating system with stainless steel flue/heat exchangers on each level. The mid level is common to the street and garage level. The lower level with decks include full access from the street level via stairs and walk-out access to the South with full view to the South of the lake, peninsula, and proposed golf course landscape.
Decks on each level act as passive solar design including the roof and silo stair and lookout "crows-nest" protruding and centrally located for 360-degree view of the landscape as added features.
Many other unique and exciting features can be seen in the design and as a reality when visited at the site.
